The complete vacation home offered in the description is for rent. House 1 "Stora älg" or house 2 "Lilla älg"
The minimum rental period is 3 days. The rental is generally weekly from Saturday to the following Saturday
Saturday from 3.00 p.m. until the following Sunday at 9.00 a.m. at the latest (or by arrangement). Arrival and departure times also apply to any individually agreed weekdays. Departure must take place by 9.00 a.m. at the latest on the day of departure. If the departure time is exceeded by more than 30 minutes, an additional overnight stay will be charged. Due to the very tightly scheduled final cleaning times, unfortunately no other departure times can be agreed with the landlord. If the tenant does not show up by 11 p.m. on the day of arrival, the contract shall be deemed terminated after a period of 48 hours without notification to the landlord. The landlord or his representative may then freely dispose of the property. A (pro rata) refund of the rent due to early departure will not be made.
The rent depends on the rental period you choose. For rentals over Midsommar, Christmas and New Year's Eve there is a surcharge of approx. 30%. This surcharge is then automatically included in the stated price if you select the aforementioned periods. A one-off charge of EUR 150.00 is levied for the final cleaning.
The other additional costs such as water, electricity, sauna and canoe use (2x Linder canoes incl. paddles, seats and life jackets (various sizes) are included in the rental price. The total amount is calculated from the selected rental period, the deposit, the final cleaning and any additional products selected such as bed linen and towels
The tenant undertakes to treat the rented property (vacation home, inventory and outdoor facilities) with care. If damage occurs to the vacation home and/or its inventory during the rental period, the tenant is obliged to report this to the host immediately. Defects and damage discovered on arrival must be reported to the host immediately, otherwise the tenant is liable for this damage. A reasonable period of time must be allowed for the rectification of damage and defects. Claims arising from complaints that are not reported immediately on site are excluded. Complaints that are only received by the landlord at the end of the stay or after leaving the vacation home are also excluded from compensation. In the event of any service disruptions, the tenant is obliged to do everything reasonable within the scope of his legal obligation to help remedy the disruption and to minimize any damage that may have occurred. On the day of departure, the tenant must remove personal belongings, dispose of household waste in the bins provided and store clean and washed dishes in the kitchen cupboards.

The tenant agrees to the storage, modification and / or deletion of necessary personal data within the scope of the contract concluded with him. All personal data will be treated with absolute confidentiality.
Tenants are obliged to comply with the house rules. The house rules are displayed in the rented premises.
The tenant is entitled to withdraw from the contract before the start of the rental period. In the event of such a withdrawal, the lessor shall claim compensation as follows:
Cancellation up to 45 days before the start of the rental period 10 % of the rental price
Cancellation 44 days to 33 days before the start of the rental period 30 % of the rental price
Cancellation 32 days to 22 days before the start of the rental period 60 % of the rental price
Cancellation 21 days to 12 days before the start of the rental period 80 % of the rental price
Cancellation 11 days before the start of the rental period to the start of the rental period 90 % of the rental price
The tenant is hereby expressly permitted to prove that no damage was incurred at all or that the damage was significantly lower than the flat rate. Cancellation fees will then not be charged. The date of receipt of your notice of withdrawal shall count. Amounts already paid will be offset. The tenant has the right to provide a replacement tenant who will take over the house in full. A processing fee of EUR 50.00 may be charged for this.
A refundable deposit of EUR 500 is required for the rental of the vacation home, which is paid in advance together with the balance and refunded 7-10 days after departure, unless a claim is made (see point 5 of these GTC). Due to the international bank transfer, it may take up to 7 days for this amount to be credited to your account.
The tenant must pay a deposit of 30% of the total amount within 14 days of signing the rental agreement. The remaining amount must be received by the lessor no later than 14 days before the start of the rental period. The landlord reserves the right to withdraw from the rental contract if payment is not made on time. The landlord shall then be entitled to claim compensation in accordance with the flat rates set out in Section 4 of these GTC. Additional costs for water, sauna and canoe use, parking space and waste are not charged. The energy costs are also included in the total price.
Upon booking, this will be sent to you in order to make the necessary payments to the specified bank account.
This is required in order to refund the deposit paid by you after the end of the rental period. See point 9 in these GTC.
The landlord will send the tenant the numerical code for the barrier to the property, the access code for the front door and the numerical code for the canoes electronically approx. 24 hours before the start of the rental period. The windows have a lockable handle inside the building
The advertisement was prepared to the best of our knowledge. No liability is accepted for any interference with the rented property due to force majeure, normal power and water failures and storms. Similarly, no liability is accepted in the event of unforeseeable or unavoidable circumstances such as official orders, sudden construction sites or disruptions caused by natural and local conditions. However, the landlord will be happy to assist in rectifying the problems (as far as possible). The landlord accepts no liability for the use of the canoes and sauna provided. The arrival and departure of the tenant is at his own responsibility and liability. The landlord is not liable for personal belongings in the event of theft or fire. The tenant is fully liable for willful destruction or damage.
Amendments and supplements to this contract must be made in writing. This also applies to the amendment of the preceding sentence.

Should individual provisions of this contract be or become invalid in whole or in part or should there be a loophole in the contract, this shall not affect the validity of the remaining provisions. The invalid provision shall be replaced or the loophole filled by an appropriate provision which, as far as legally possible, comes closest to what the contracting parties intended or would have intended according to the meaning and purpose of this contract if they had considered the point.
Swedish law shall apply.
